 Management Fees

 Interwerk is a full service community association management company.  We  have managed home owner and property owner associations since 1993. Company owner and principal, Tracy Schiemenz (pictured) is your association's main contact with our company.  Our professional approach will put you at ease when you entrust your association's management to us.  We contract with each association for a flat monthly fee that covers all management services; there are no add-on expenses for site visits, phone calls, or meetings.

FISCAL MANAGEMENT

Budget
Prepare annual budget for board of directors' approval.
Conduct a reserve analysis and make recommendations about necessary reserves.

Expenses
Receive invoices and prepare checks for payment.  Invoices remain the property of the owners' association.  

Coordinate with board for check signing of electronic payment of bills.
Provide a monthly statement of association  income and expenses compared to budget.

Receivables (Association Fees)
Receive dues from individual owners.

Monitor accounts and notify owners of late dues.
Assess and collect late charges.
Provide the board with a monthly statement of dues collected and delinquent.
Make recommendations to the board regarding collection of delinquent accounts as provided in the by-laws and declaration.
According to policy established by the board, make collections and take legal action if necessary to ensure receipt of dues and assessments.

Reports and Returns
Arrange for CPA preparation of annual federal and state returns and reports as needed.

ADMINISTRATIVE

Coordinate with the board on all association operations

Meetings and Operations
Prepare agendas for board meetings and homeowners' annual meeting.
Take minutes of each board meeting and owners' meeting.
Assist in establishing and maintaining board and /or owner committees for rules, communications, and other association functions.
Monitor property for rules violations; write violations letters.
Keep current with federal, state, and city legislative changes affecting associations.
Keep current with insurance regulations affecting associations.

Bids, Contracts, Certificates
Organize, prepare, extend and receive all requests for proposals and bids requested by the board.
Analyze, review, and recommend best bid alternatives for board consideration.
Evaluate and administer service contracts for landscaping, sprinkler system, and other regular maintenance.
Provide real estate resale certificates as required.

PROPERTY MAINTENANCE

Inspect entire property as needed.
Monitor service contracts (ongoing and per-project) and contractor performance.
Prepare specifications and review bids for all repairs, alterations and additions.
Provide on-site management and review during major repairs, alterations and additions.
Recommend changes in complex operations to use state of the art improvements effectively for roofing, paving, painting, sprinklers and other maintenance.
Coordinate between contractors and residents when major repairs are being performed.

Respond 24/7 to urgent/emergency problems on the property.

Copies - direct pass-through at cost
Home Sales Transfer Fee and Resale Certificate Fee remain with the association
Interwerk will charge an administrative fee that is payable by the buyer or seller
